Who finds and screens tenants for landlords in Citrus County, Florida?

What we check, and why each one matters

A tenant application is a prediction about the next twelve months. We do not make that prediction on a gut read.

  • Credit check, which tells us how the applicant has handled obligations when nobody was watching
  • Rental history, which tells us how they treated the last owner's asset and whether they left it clean
  • Criminal history, screened consistently and lawfully for every applicant
  • Debt history, which tells us whether the rent payment realistically fits inside their monthly expenses

Placement only, or placement then management

Some owners want us to find the tenant and then step back. That is the finders fee: one month rent, covering photos, listing, tenant showings, tenant vetting and lease creation.

Other owners take the placement and then decide, usually around the first maintenance call, that they would rather we stayed. Rolling into full long term management at 10 percent monthly is straightforward, and we will not push you to decide up front.

A vacancy costs more than a careful screen

The temptation with a vacant property is to take the first applicant with a deposit in hand. An eviction in Florida takes time and money, and the property comes back in worse condition than it left. We would rather hold the property two extra weeks and place a tenant who renews three times.
