Service questions
01What services does Roam Managing offer?
Roam Managing offers long term rental management, short term rental management, tenant vetting and placement, commercial property management and sale preparation for owners across Citrus County and the Nature Coast.
02What is the difference between short term and long term management?
Short term covers stays of 0 to 90 days and is billed at 15 or 22 percent depending on the tier. Long term covers leases of 90 days and up at 10 percent, based off monthly rent, with a finders fee of one month rent to place the tenant.
03Does Roam Managing coordinate maintenance?
Yes. Maintenance requests are routed to contractors Roam Managing already works with, which is part of both the long term monthly service and the full short term tier.
04Who creates the lease?
A licensed attorney writes the lease. Roam Managing handles execution as part of tenant placement and long term management, so owners are not drafting the agreement themselves.
05Does Roam Managing collect rent?
Yes. Rent collection, late fee enforcement and owner payouts are part of the 10 percent monthly long term service. Late fees charged to the tenant are split 50/50 between Roam Managing and the landlord.
06Can Roam Managing manage a property that is already occupied?
Yes. Owners with a tenant already in place can move to Roam Managing for monthly management at 10 percent, based off monthly rent, without waiting for the lease to end.
07What happens at lease renewal?
Renewals are 20 percent and include the monthly duties plus a new lease and a property checkup, so the condition of the property is reviewed before another term begins.
08Does Roam Managing handle cleaning between guests?
Cleaning, restocking and a property checkup between bookings are included on the Tier 2 short term service at 22 percent. Tier 1 at 15 percent covers listing, scheduling, bookings and payments.
09Does Roam Managing manage commercial buildings?
Yes. Commercial management covers single tenant retail, office suites, light industrial space and small multi tenant buildings in Citrus County and the surrounding counties.
10Which counties do these services cover?
All Roam Managing services are available across Citrus, Marion, Levy, Sumter and Hernando counties.
11Can I combine services across several properties?
Yes. Owners with multiple doors often run some long term and some short term, and Roam Managing manages the mix from one office in Beverly Hills.
12How do I start with Roam Managing?
Call the office or send the property address through the contact form. Roam Managing reviews the property, gives a rent and strategy read, and explains the exact fee before anything is signed.
