Who manages long term rentals in Citrus County, Florida?

Roam is a property management company handling long term rentals across Citrus County and the Nature Coast. We photograph and list the property, run showings, vet applicants on credit, rental history, criminal history and debt history, create the lease, collect rent, coordinate maintenance and contractors, and handle renewals. What long term management actually covers

Long term for us means a lease of 90 days or more, which in practice is nearly always a twelve month agreement. From the day you hand us keys, the property becomes our responsibility to fill, protect and keep producing.

How the fees work

The finders fee is one month of rent and covers photos, listing, showings, vetting and lease creation. After that, monthly management is 10 percent of collected rent and covers rent payments, maintenance requests, contractors and billing.

For a new tenant placement, the first month is 50 percent, which covers listing, showings, the vetting process, standard cleaning and repairs. Renewals are 20 percent, which includes the monthly duties plus a new lease and a property checkup. Late fees charged to the tenant are split 50/50 between us and the landlord, which keeps our interest aligned with yours on collections.

Why owners hand the property over

Most of our owners did not start out wanting a property manager. They started out answering a maintenance call at nine on a Sunday night, or trying to run a showing from three hours away, or realizing the tenant they placed on a good feeling had not paid in six weeks.

By establishing maintenance crews and contractors up front, the process of renting and maintaining your property becomes hands free. You get the monthly statement and the deposit. We handle everything else.
