Two tiers, one decision
Some owners live nearby and want to keep the turnover work themselves. Others want the property to run without them. We priced for both instead of forcing everyone into the same package.
Tier 1 is 15 percent of nightly revenue and covers managing the listing, scheduling, booking and payments. Tier 2 is 22 percent, includes everything in Tier 1, and adds cleaning, restocking and a property checkup between bookings. Both rates are calculated on nightly price times the number of nights rented.

The Nature Coast booking calendar is not the Florida beach calendar
Crystal River fills for manatee season from November through March. Homosassa moves on scalloping and the springs through the summer. Dunnellon runs on the Rainbow River in the warm months. A manager working off a statewide seasonality model will price your property wrong twice a year.

Turnovers decide your review score
Short term guests forgive an older kitchen. They do not forgive a dirty one. On Tier 2 we handle the clean, the restock and a walk through of the property between every booking, which means small problems get caught by us before a guest photographs them.
