Buying an investment property here

Buyers ask what a property will rent for. We answer that from the rent rolls we run in the same cities, not from a portal estimate. Before an offer is written we will tell you what the address realistically earns nightly or on a twelve month lease, what the insurance and maintenance load looks like on that housing stock, and whether the street supports the number in the listing.

If the numbers do not work we say so. Buying the wrong door in Citrus County costs more than waiting for the right one, and we would rather manage a property that performs than one that argues with the owner every month.

Vacant or tenant occupied

This is the first decision and it moves the number more than anything else. A property with a good tenant, a clean payment record and a lease that runs past closing is worth more to an investor buyer and less to an owner occupant buyer.

We already know what your property earns

If we manage the property, we are not estimating income. We have the actual rent history, the actual maintenance spend and the actual vacancy record, and a buyer can be shown all three. That evidence answers questions that a spreadsheet projection leaves open.

Preparing the property for market

We say plainly which work is worth doing and which is not. The roof, the air conditioning, the water heater and any active leak are the items a buyer or an inspector will price against you. Flooring and paint are what a buyer notices first. Money spent anywhere else usually does not come back.
