What Citrus County Owners Should Expect From a Property Manager

Hiring a manager is not about handing over keys and hoping. It is about buying back your time while keeping the asset in good shape.

Screening that actually holds up

Good screening looks at income, rental history, credit and background together instead of one number in isolation. A tenant with steady income and clean landlord references is worth more than a slightly higher credit score with unexplained gaps.

Maintenance handled before it becomes damage

In Citrus County the two things that turn small problems into expensive ones are water and humidity. A slow supply line leak under a sink or a failing AC drain pan will do more damage in two weeks here than in a month somewhere dry. Your manager should be catching those on routine inspections and vendor visits, not on move out day.

Accounting you can hand to your CPA

Monthly owner statements, itemized repair invoices and year end reporting should arrive without you asking.

Published rates, not surprises

Our long term management fee is 10 percent of collected rent, with a finders fee equal to one month of rent for new tenant placement. Renewals are 20 percent. Nothing is buried.
