Hurricane Season Checklist for Nature Coast Rental Properties

Storm prep on the Nature Coast is routine work, not panic work. Do it on a calendar and the season stays boring.

Before June

Clear gutters and downspouts. Trim limbs away from the roof line and service lines. Check that shutters or panels are complete, labeled and stored where a tenant can reach them. Photograph the roof, soffits and exterior on a dated set of images. Confirm insurance coverage and deductibles in writing.

When a system enters the Gulf

Secure or store patio furniture, grills and anything loose in the yard. Confirm the tenant has the emergency contact for maintenance. For vacant units, shut off the main water supply and set the AC so the interior stays dry rather than cold.

After the storm

Document everything with dated photos before any cleanup. Water intrusion needs drying equipment within 24 to 48 hours or you are dealing with mold instead of moisture. File the claim with the documentation attached rather than a summary.

For coastal properties

Low lying areas near the Crystal River and Homosassa waterfronts flood from surge, not just rain. Elevate what can be elevated and keep an inventory of what is stored on ground level.
